Unified Development Code
To implement our comprehensive plan, Map for Mobile, and the 2017 Future Land Use Plan, the City has undertaken a complete rewrite of its zoning regulations. The new Unified Development Code (UDC) is a hybrid form of development regulations combining land use standards, design standards, and land development standards and various procedures. The draft UDC is currently in the public review phase. It is expected that the draft regulations will be presented to the Mobile City Planning Commission for consideration in early 2019.

Other Adopted Plans
A New Plan for Mobile, adopted in January 2012, provides a series of initiatives for the Downtown and Midtown area. Map for Mobile reinforces Downtown and Midtown initiatives and encourages updating them as necessary.
The Blueprint for Spring Hill, adopted August 2008, covers the community known as Spring Hill. It provides policy recommendations and planning principles for the area, supporting a vision statement of making "Spring Hill Village a neighborhood center by improving the pedestrian, aesthetic and commercial amenities of the area."
DOWNTOWN MOBILE: KEEPING IT EASY
This document established a form-based zoning code for Downtown, known as the "DDD Code," upon adoption in 2014. The DDD Code provides regulations which support a pedestrian-friendly, vibrant downtown and protect and enhance the area's historic and cultural heritage.
TRICENTENNIAL GREENSPACE MASTER PLAN
The Tricentennial Greenspace Master Plan, adopted in November 2002, is a citywide master plan providing specific projects and plans for green space and connectivity through trails throughout the City.
THREE MILE CREEK WATERSHED PLAN
The Three Mile Creek Watershed Plan is a guidance document completed in 2014 through the oversight of the Mobile Bay National Estuary Program. The plan addresses water quality, public access, recreation opportunities, and other parameters within the Three Mile Creek Watershed.
Smart Growth for Mobile is a policy document created by the City in January 2003. It identifies objectives for Smart Growth policies including: design alternatives, strategies to strengthen the existing communities, preservation of critical environmental areas and open space, and invest in multimodal transportation options.
Destination 2040 is the long- range transportation plan drafted for the Metropolitan Planning Organization (MPO) in 2015, covering Mobile and surrounding areas. The plan identifies the multi-modal transportation improvements needed in the Mobile urban area between now and 2040.

The Africatown Neighborhood Plan, prepared during 2015 and 2016, defines a vision for the Africatown community. Additionally, the document includes guidance on land use policy, neighborhood development initiatives, and capital improvement projects intended to promote revitalization.
